Development Solutions, Inc. (DSI) has announced the completion of a 200,000-square-foot warehouse and showroom expansion for Frain Industries, located at 245 E. North Avenue in Carol Stream, Illinois. The addition brings Frain’s total facility to approximately 530,000 square feet, making it one of the largest privately owned industrial campuses in Carol Stream and a significant investment in the region’s growing manufacturing base.

Constructed of precast concrete and structural steel, the new facility enhances Frain’s capabilities in packaging and processing equipment solutions, expanding its ability to refurbish, integrate, and deliver equipment to manufacturers nationwide. The expansion also includes a state-of-the-art showroom that provides a fully operational environment where customers and OEM partners can experience Frain’s turnkey, plug-and-play systems in action.

“This expansion represents an exciting new chapter for our company and our customers,” said Chris Frain, President of Frain Industries. “Our new facility allows us to accelerate innovation, expand our service capacity, and continue delivering the flexible, cost-effective equipment solutions our clients rely on.”

“We’re proud to deliver this major project for Frain Industries,” said Jake Karamol, Co-Owner and Managing Partner at DSI. “This project showcases our design-build expertise and underscores our commitment to helping our clients grow with state of the art facilities in the region.”

Strengthening Illinois’ Industrial Core

Frain’s expansion comes as Illinois’s industrial market remains one of the nation’s most resilient, with vacancy rates holding near 5–6 percent and steady absorption across the DuPage County submarket. Over 12 million square feet of industrial space has been delivered across Chicagoland in the past year, with another 13 million square feet under construction—a reflection of long-term confidence in the region’s infrastructure, workforce, and manufacturing base.
